They are usually people you already know who have money and they want to invest their money with you in what you are doing so they aren't very familiar with charging points or getting interest paid upfront at closing or those sorts of things.

If you're not use to inner city investing, and you did say that you are new, then I would not buy in that area until I became much more familiar with investing in general and specifically inner city investing (in better inner city n'hoods). 

Again, I am not familiar with what your state laws allow; but I would not leave them on month-to-month to terms and accept rent for a full year. 

@Jamie HinrichsI am a condominium association manager and board member and the best thing you can do is be familiar with the association's policies - make sure that you give a copy of the house rules the tenants and add that addendum to the lease.

I would also like to add that one should go to the range often and become very familiar.
