Writing this is cathartic for me.Since writing is thinking...This really helps me work through the scenario.Posting it here makes me take it seriously.A lot of lessons here (with more to follow, I'm sure)• The market is unpredictable and has no feelings or emotions.

Keep in mind these people are probably emotional and in tough place, so you need thread lightly.   

That net annual should be your max budget for the conversion.You'll need to be resourceful to stay within the budget but that discipline is absolutely needed to run a truly profitable business.You don't want to fool yourself into thinking you're profitable while you're still paying off your set up costs.Hope that helps.

Clearly the landlord was very emotional and upset with Cozy instead of the person with whom he had a contract with who stiffed him.

Obviously, you would have these requests if you manage your own property too, but at least you wouldn't be paying management fees for the privilege.This isn't to say that having full service management is impossible in your proposed scenario; I have seen your exact situation work well well in a number of cases, but it takes a ton of self-discipline to look your neighbor in the eye and tell them to call the property manager for all their questions, concerns and requests and, (in my experience), usually there was some other circumstance as well:  Owner or tenant traveled a lot, owner or tenant are naturally very private and sought no relationship with their neighbor, the property was configured in such a way that the owner and tenant rarely saw each other, etc.So, like almost everything in life, a decision like this is going to take some self evaluation.  

He told me that several of the intro videos on the Clever Investor website are more about tugging on a customer's emotions (like claiming that the video will only be available for a short time, and that he shouldn’t share the link with his friends) than they are about providing real information about Clever Investor products.

You can teach someone something, have them all excited about it, and when it comes time for them to follow through, they let emotions get the better of them, and the rest,...is very expensive.
