It makes absolutely no sense to spend $25k on something that's going to cost more to run.The Tesla I would do, the newer $35k model coming out, but only if I had enough PV to make it pencil.It is a real game changer when you don't need any more money and you're choosing where to put your energy coming from that frame of mind.

I prioritize repairs by some basic criteria, starting with issues that need immediate resolution because they either cause continuing damage (leaks) or could result in injury (mold, holes in the floor) or just make working on the property easier (plumbing and electrical systems).

Also realized I didn't answer one of your initial questions: They took my wife and I on a tour of various properties, one just completed duplex and then two homes that were in the process of rehabbing..both were torn down to the studs and we got to see the electrical, plumbing, drywall and rebuild stages.

Definitely only get one that is separately metered for water/sewer and electric/gas.Renting a SFH is expensive but is preferred by larger families (2+ kids).
