The seller is under no obligation to seller, he merely must allow the holder of the right the right to either match a price he is willing to accept from a third party, or to pass.

If the market doesn't offer you 1%, but you're still taking home something decent, you could still beat the stock market or achieve some other goal, such as matching the stock market but with less volatility, and be ok.

But they didnt match what the market wanted to pay.Also, Im a buy and hold or wholesale guy, I had done 3 prior flips in dallas prior to this but 2 of the 3 I still hold as rentals and the other 1 I sold.

But as any of us who have invested in that class know, with the higher risk comes a much higher likelihood that your real numbers wont match yoir proforma numbers because of those darn tenants.

Once you have a match and understand your limitations, you can then craft your business plans to accommodate both your clients and your new employing broker.BTW - you will likely find that your new broker will be very apprehensive about you signing any agreement for services and/or commission payments that has not been created by the broker and/or already approved by your real estate commission.

Instead of going over the top, another option is to buy replacement panels that are made to match - they are pretty expensive so if you have a few that are in disrepair, this does work......

Where in the contract do I tell the seller "I need 30 days to get inspections done and Contractors in to make sure their numbers match mine."?
