You may be better served fixing your credit rather than involving an equity partner at this early stage of your investing career.

I have read through Michael Blank's Financial Freedom with Real Estate Investing and am ready to go on to next steps. 

Well, since this thread is ice cold and perhaps everyone here is not aware of other conferences, here's a few on my radar.

You clearly have never done this so why are you trying to do it?

Nothing wrong with retail employees (I spent some time in the retail trenches like most everyone), but they likely wont have this knowledge. 

They’ve also made me aware of my listing being terminated (I have proof this did occur) and stated that my contract was terminated as well (I have no proof of this).

Thinking about selling this home before I get in too deep. 

Purchase price: $630,000 Cash invested: $30,000 I was selling another property and used the 1031 exchange fund to put down the downpayment for this property, and it was cash-flowing from day one.
