You need your skin in the game.

Same as judging some one because of the color of their skin, their religion etc.

I don't have any skin to put into the game at this point, and have no real collateral either.

They may want you to use some of your money (skin in the game).

As for a hard money lender, I talked to a couple and they want some "skin in the game" which I don't have or a 25% down payment which I also don't have now. 

This way he has some skin in the game and if anything happens to the apartment he's out 10k.The way i see it, this situation becomes a win win for me.

I am thinking the borrower should also have skin in the game and put up at least 20%.

I understand their position on wanting to make sure that I have some skin in the game, but this has severely slowed down my rate of purchase.With the exception of a few ups and downs and a little learning curve, everything that I have purchased so far is cash flowing well.
