I’ve listened to podcasts where David Greene has talked about taking 50 or so single family homes that he has BRRRR’d and then using them to purchase an apartment complex.

I then watched the recording of the No/Low Money Down Webinar, and as someone who has little capital and significant student loan debt, the idea that stood out to me was Brandon's example of using a master lease option on an apartment complex for 6 months to raise capital for the down payment on the same complex which was financed by the owner/seller.

On top of that real estate transactions are legally complex, relative to most other retail transactions.

Hi everyone I've been looking for 7 months now for a small apartment complex with 6 units or more with no luck.Problem is prices are too high to justify cap rates of existing listings on Loopnet/MLS, Where do I look to find a decent deal?

I'm looking to reposition smaller sized apartment complexes as I am aware that there is a lot of value to be had from properties with a higher rate of vacancies and underperforming mgmt to begin with.

If you'd provide me with the details of the deal, I'd be happy to provide my two cents.The student rental market is also a little saturated from all of the newer student housing complexes. 

But if you were talking about the maximum # of FHA mortgages with multi-family and they said, "we'll I'm also thinking of looking into some commercial options," they probably mean they're investigating whether they can acquire more units by going with commercial mortgages.Language is hard, and the complexity of real estate doesn't help, unfortunately.
