I’ve listened to podcasts where David Greene has talked about taking 50 or so single family homes that he has BRRRR’d and then using them to purchase an apartment complex.

I then watched the recording of the No/Low Money Down Webinar, and as someone who has little capital and significant student loan debt, the idea that stood out to me was Brandon's example of using a master lease option on an apartment complex for 6 months to raise capital for the down payment on the same complex which was financed by the owner/seller.

But if you were talking about the maximum # of FHA mortgages with multi-family and they said, "we'll I'm also thinking of looking into some commercial options," they probably mean they're investigating whether they can acquire more units by going with commercial mortgages.Language is hard, and the complexity of real estate doesn't help, unfortunately.
