Start to get interest in what you are doing, and understanding how much an investor would consider investing, if you brought a deal comparable to the sample you provide.  

I was first looking into buying and selling manufactured homes because it seemed like it had a smaller risk factor compared to buying other types of rental properties.

How about compared to 2019?

It's mostly just math so you can model the scenarios in which you hang onto that loan and its low rate and compare it to the scenario in which you refi it into another loan with a higher interest rate.

We're located in South Florida and I got a deal on a duplex for 314k, Its sooo great though because we have a tenant that pays 1450 every month to me, in my pocket haha. 314k seems rather high compared to most other markets, if you could see the property. 

My point is that the market as a whole shouldn't be your comparison, but rather compare to other listings in your local market.

I'm just comparing and researching as many of the options as I can before making the move

You'll want to compare their terms with each other and analyze the property using the lender and the private investor separately.
