Hi, Derek, First off, buying a 4-plex that you will live in for at least 2 years is the absolute BEST way to get started in multifamily.

Financially, I'm in the market for 4-plex, but am interested in small commercial as well.

Around me, there are specific zoning for duplex houses, and for 3+ multi-family (in my city, the zoning for a 3-plex is the same as a 100unit apartment complex).  

I got 2 apartment buildings 6-plex each

I just got my third four plex and I'm officially priced out of the market.  

I really started researching on BP three weeks ago - and in three weeks I've expanded my portfolio securing a tri-plex with a seller financing strategy I picked up right here.

I just took out a Heloc to cover the down payment and closing costs on a 4-plex I'm going to owner occupy with a 3.5% down FHA.I talked to 12 different banks, credit unions and mortgage companies before I found one who I jived with, at the recommendation of a fellow investor.They want a signed rental agreement on my SFR before closing on the 4-plex, and a letter explaining why I'm downsizing. 

I would like to purchase a buy and hold n-plex and like many first time buyers, have spent a great deal of time learning about buying properties....but...have yet to buy a single property.

I'm interested in buying a four plex.
