Tenants leaving and replacing them is of course work every land lord wants to avoid. 

Residential land lording is a unique business in that it is about the only business where the majority of owners are not "corporate" and, unlike most business, do not need to be concerned about competition and competitive pricing.  

Does it create problems for the land lord?

@Brad Bellstedt with the need to have 50-60-100k in liquid to invest in your next project, investing your 20k one of those crowd funding projects that advertise returns of 10-15% it seems like a very long uphill battle to get the cash you need to invest in your project.

A smart land lord should not take that much rent in advance for the same reason.

I know that when I was looking to rent my house every add that I looked at that had a major or any property management logo or name on it i turned away because of my income situation i wanted to deal with a private land lord.

My land lord rents apartments out to a lot of people who pay the 1st months rent and the deposit. and then live in the apartment for months until "Joel" (Land Lord) gets eviction notices from court and gets them removed.

I heard from my housemate's mom saying that California's law requires the renter and the land lord to sign two copies of the lease agreement, one for the renter and the other for the landlord, otherwise the agreement is voided.
