If the other partners are able to salvage the investment and make it profitable again, your share of distributions will be less as a result because you weren't in with the people who did the heavy lifting of providing the required capital when the project was in trouble.Not trying to beat you up too hard, but next time be sure to understand the requirements of the deal you're getting into and have the cash reserves to participate before signing up ... or don't participate.

Modulars are built on wood frames and transported on flat bed trailers to the site then lifted off the trailers with cranes or rollers.Double wides typically have low pitch roofs like 3/12, modulars would have 5/12 or more typically.Double wides are 2 boxes, modulars are 2 or more boxes and can be cape cods, and 2 stories.In a development we did there was a cape cod modular with a full basement and an attached 2 car garage, you could not tell it was not stick built.

@Chad PricePurchasing new is going to come with a higher price point vs existing housing stock in pretty much every neighborhood in an apples to apples comparison, unless the existing home has been fully renovated or has some amenities that are better than the new build.Where are you looking to purchase?

Solar makes living in a home cheaper, a pool has the opposite affect so it's not apples to apples.The math is simple with solar, if there are 2 identical homes sitting next to each other and one has a solar system like I have (8kw) that cost me 19.5k after tax credits, my house is worth 19.5k more, minimum.
