Reg A+ could work for a Real Estate fund but that is a whole other level of difficulty.This is why real estate syndications continue to be Reg D 506 b or c as they can be launched in a very short period of time.

While looking, @Leonard B., read some of Garrett Sutton's books.

We will be targeting deals ranging from $1M to $5M in A and B locations.My experience:  10 yrs experience as multifamily broker.  3 years investing in and managing multifamily properties. 

Also, have a plan "B" option written into your contract if you cannot meet the payout.

Great area, would say area is A with this being the B neighborhood.The detached garage is going to be converted into an ADU later this year.

Just remember if one thing doesn't work, just keep trying and always have a plan A, B, C, and D.
