100% I have had many scenarios where an investor wants to do a high LTV loan even though I am suggesting not to pursue this and they end up having to sell because they cannot refinance without coming with funds to close.

I don't have a network of investors I am part of, and honestly I don't think these properties are especially well-suited for an investor.

I’m in 3rd-4th tier markets and am doing well.

I browsed for trustee sale in North Carolina but nothing coming up, except the the listings on Xome.com for online bidding I am not in the business of buying foreclosures so I am not sure which trustees post it on their site or if its best to search the areas newspaper for public notices.

I am unable to see the applications that have been submitted, as Nomad Lease takes an excessive amount of time to process and review them.

The next home I am also using ADU qualified income from the basement to help me to qualify for the home. 

I have CPA but he is very conservative and I believe I am not getting full tax benefits But neither me nor my wife qualify for real estate professionals I will call you tomorrow ThanksJagan
