Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

You don't want to start purchasing properties later to find out your setup was wrong or you are over paying for taxes.

Also having the wrong type of insurance is like no insurance at all.
