I guess the crux of why I'm hesitant to invest locally is bc here you're more weighted towards appreciation return (more susceptible to economic conditions) rather than cash flow returns when you invest around the DMV, at least with traditional leverage 20% down / 80% financed.

Also, could you househack or Airbnb to get some additional cash flow to help lighten the load?.

If the 4 plex is loaded with equity, and you got the loans 17 years ago, you must have a pretty high (relatively speaking) interest rate.

Load properties, load tenants, enter rent charges, simulate work order processing, run sample reports, etc.
