The pool of unqualified buyers wanting to get in is pretty large & getting larger in this inflated market! 

I tried it in three different markets and never got anything from them. 

While discussing the course and your real estate needs, Jason states numerous times that your ‘blueprint’ will be ‘built out' specifically for you, providing very few details of what you’re actually receiving, leading prospective students to believe that the product is going to be tailored to their niche, market and investing goals.

So while the Just market value is $635,953... it is being taxed like it is only worth $358,356.  

We have access to capital to build the unit, but with the market slowing down, there is a possibility that we could 1031 exchange into an apartment.

Now that I've got the ball rolling, I want to move into a 2nd market here soon. 

I would first encourage you to hire a retail leasing broker in your market. 

Since I've been told the insurance market is really tough right now in California with most of the big companies (Nationwide, Allstate, State Farm)  not writing new policies to new customers, I'm trying to do a change of broker to a different Safeco agent.

It really sucks, sorry, it's tough to sell right now with the interest rates, even tougher on the higher value properties, even with extensive marketing which I'm sure your agent is doing.
