Don't get me wrong; there are plenty of issues/problems/quirks that old houses have that new houses don't, and an old house can obviously have hidden problems and big repair/maintenance bills too (which is why you need a strong due diligence process)...but, the point is: a new house is not a foolproof solution to repairs/maintenance (and in some cases, a brand new house can be a much bigger gamble than an older house!).

Need a lease, it's on the web, need an application, it's on the web, need a background check, yep that is also available on the web.Its all been done before, you just have to take the time to read it.

I’m also in organizations like NAIOP that push local governments to make access to these hearings available remotely via web/video & phone.

I think it might be because of high gambling rate and other stuff.

I do not believe timing the market in Las Vegas is a strategy and is more of gamble (pun intended).

Sometimes flyers at local auctions are more appropriate than blasting it across the web where their neighbors, ex husbands, clients, tenants, abuser are more apt to see it.

Anything else is gambling.
