I plan on doing my own management so I'm looking at the 40% number as I don't want to miss a decent deal.I can see $100/door for SFH & duplexes but I think that 4's are a little different as in this property, as long as 2 units are rented that will cover all monthly expenses-PITI, water and sewer.

I know I can get 1300 in rent today based on a comp right next door, I would pay yard and water/trash about 150 a month.

There is a system out there being sold stating that you can contact property owners who are delinquent before it goes up for the tax sale possibly buying the property for a token amount, assuming the taxes, recording the deed, & then turning around flipping it for a quick profit NEVER actually paying the taxes but rolling them into the price where it's still a bargain.Or buying the tax deed for pennies basically, recording the deed, then letting it go up for auction.

But, since I don't think a depression will happen and our society is not about to break down, I am still buying properties not disposing of them and keeping my cash securely in banks and brokerages.Anyone chanting the end of our financial system is near while still holding an asset like real estate or stocks is just blowing smoke.

If you have a glass with a hole in the bottom, the water being the economy, until you figure out how to plug the hole you have to find a way to keep pouring water into the glass.

My property is in the Dallas Metroplex and everyone knows how the soil and foundations are a problem to begin with.If a tenant is responsible for keeping the lawn watered and the irrigation clock was turned off every time I checked it.

Maybe we need to change the voting system so that voting becomes a 'privilege' and not a 'right' -- something that is earned.As long as politicians can earn votes by promising 'something' for 'nothing' they will continue to pander to the great number of people that want something for nothing.
