When I post a property through my brokerage's back end systems, it goes on the MLS (or the Manhattan equivalent), and then that syndicates out to dozens and dozens of other websites, including Zillow, Trulia and Realtor.com.

I do 8-12% vacancy on multis depending on area.Capex should be higher, presumably you have two HVAC systems, two breaker panels, etc etc.Also, leasing fees (I don't understand why nobody includes these - they can be substantial especially on a multi which is generally going to have higher turnover than SFH).

You can also, use CRM systems (a paid version), or if you plan to go big down the road, some crowdfunding platforms offer their back office that will include not just tracking but also the whole portal to use for investors and syndicators (after a deal closes).Best!
