Do I wait for all that paperwork to be done only after I give them the keys?

I am just going to keep the money I made, and wait for the opportune time to "buy low".

What I mean by this is that everyone is hell bent on not paying any taxes and instead investors find thousands and thousands of dollars of expenses on each property, which creates a loss on your returns.

Just wait until they purchase BiggerPockets, LOL.

I called my realtor to find out more information about it, but she directed me to the listing agent to work with since it was a conflict of interest since her best friend was one of the lien holders.When I called about it, the listing agent said that they are waiting for it to go into a short sale and that they already have a buyer for it.Does this mean nobody else can bid on it?  

I''m currently Active duty in Hawaii, contract ends in 2020, love it out here but can't wait to get back home.

I got a bit of a bad feeling when I suggested waiting a year to have the ceilings scraped and she said, "It's best to do them now, before having the flooring replaced, because *something* always gets messed up when ceilings are scraped."

Final would be completing the application with the City of Redlands or perhaps in some cases San Bernardino County, pay the required fees to related agencies and then play the waiting game for approval and assignment of new APN number. 

This facility is unique that it is in a resort town, 100% rented with a waiting list, not typically accessed on a daily basis.
