Popping the top of a 1 1/2 story building to add a 2nd story including full home mechanical upgrade, add passive gravity feed water mitigation system, I'm your "jelly-bean". 

I would like a basic bookkeeping software, desktop, that I can purchase and use until I want to upgrade.

We will give them ample notice that we will not be renewing these leases Our plan is to upgrade the property at that time to include:New concrete walkways out side, new stairs and porches for the upper unit.

From the MLS photos and provided information, it looks decent (needs cosmetic upgrades), has an open floor plan, great square footage, in a good school district, has a high average rent for the area etc.

I have upgraded to a PRO account and have been running numbers on some BRRRR properties and they've ALL come in at a monthly loss. 

Hi @Daniel Kramer, you'll probably want to look at is as simply as possible, like $Cash You Spent Buying your home + $Money Spent on Major System Upgrades = Investment. 

It is never a good idea and highly risky to make upgrades/improvements on a property that you don't own. 

This would also allow you to take advantage of an owner occupied loan, so you can put a small amount down and still save up do make the upgrades/changes to the property.Best of luck!

I'm currently buying a duplex on the west side with knob and tube as well and trying to figure out CapEx on upgrading the panels.JPM 

Running numbers - to buy a 4plex is looking around $800k, and still needing upgrades, Out of state investor here so most likely doing 25% DP.Any ideas what land cost, architectural, permits, construction costs combined, would come to?
