I am looking for a multi family property in San Antonio TX now for a couple months , I am using bigger pockets.com calculator to calculate CoCROI and cash flow, I am aiming 10% CoCROI the first year, is this too high a ROI to find ?

From my experience, I have removed the bottom 3 feet of siding several times, and redone both the sheathing, which Gets updated to plywood, and novelty siding on top of it.

I advise you to take this time to make sure you get a updated rental agreement/lease between you and him, after you do the repairs; take a long, slow video and lots of photos of his unit (& the whole building- especially rental & public areas) LABEL & SAVE the evidence in a safe place (or two!)

Added value to this deal by updating the countertops in the kitchen, new fridge and range hood, new paint on the cabinets, fixed and cleaned single pane windows.
