A fundamental component of being a successful real estate wholesaler is understanding the laws governing the conduct of real estate agents and the laws that govern your conduct as an unlicensed individual.Do your homework.

If we aren't successful in our bid, then I suppose we have to chalk it up to a cost of doing business.

It is good to hear that you were able to derive such success for your transaction and inspires me to consider that it may be appropriate for me to dig a little deeper when I come across similar situations. 

Consult a competent 1031 qualified inrtermediary about what clauses to write into your sales contract as well as the specific requirments for a successful tax deferred exchange.

While I am new and probably not the best person to offer proper real estate investing advice at this point, I can tell you that one of the common themes I hear from talking to many successful investors echoes what @Jay Helms said above.
