Lastly, if you're in a condo, there are a lot of unknown as far as neighbors in very close proximity ,and you don't know their screening.. granted this isn't specific to condos, but it's just the proximity of neighbors and such... we have a rule about avoiding apartment complexes for this reason!

Typically, most landlords don't even both screening their tenants...they just accept their money, tenants move-in and then out again within six months.So, not ideal - but that is the situation on the ground.How do I protect my investment as best as I can, given the tenants I am likely to have to work with?

Does anyone know of a tenant screening service that I can do a credit, background and eviction history check on prospective tenants by entering their information myself when a tenant prospect does not have email or access to the internet?

When using the fireplace, Tenant agrees to:a.not leave burning materials unattended.b.keep all burnable objects at a safe distance from flame or surround.c.make appropriate use of fireplace damper and spark screen, so as not to allow smoke to flow into the room or sparks to fly out of the fireplace.d.use only seasoned firewood or manufactured logs in the fireplace.e.not burn paper, plastics or other materials.f.keep fireplace clean of ashes.g.dispose of ashes in a safe manner by waiting until ashes completely cool and by placing them in a metal container prior to disposal.

But it's awfully comforting to know that - should a terrible situation arise - at least you have your mortgage paid.Having a good screening process (maybe a written app + a www.cozy.co check-up) is of immeasurable worth for weeding out the losers.

Hello,Our property managment company states they are advised by Texas Association of Realtor (TAR), before seeing a copy of our rental/tenant screening report, vital information must be blacked out (i.e., DOB, Driver's License, SS#).

onlinetenantapp.com I believe allows for this, we used it up until recently and replaced it with google docs (Granted we don't take app fees at this point) however it should be easy to replace the 'thank you' screen with a shopping cart checkout that allows a person to buy.
