I agree with Josh---if I was interested in getting the best deals in those price ranges, I would network like a madman with everyone who gets deals--fellow investors, realtors, wholesalers; be mindful and willing to pay (if needed) for others expertise and time and when the opportunity comes up, be prepared to pull the trigger (be a good buyer).

Ok, I don't know about Ca tax laws or financing so please consult someone who does before you pull any triggers.

Ultimately there is no way to accurately predict an even, hence the term, but there are measures you can take that will enable you to determine if now is a good time to pull the trigger on your exit strategy or hold fast.

I suggest talking to a lender local to the real estate you will be purchasing with a mortgage before pulling the trigger on anything.
