But be aware of the costs associated with making the unit ready for the next tenant and the loss of rent during vacancy.

Then you should be ready to invest.I purchased my first investment property when I was 20 years old and in college, so it is definitely possible and I have no regrets in getting started early, in fact, I'm very happy I did (almost 20 years later).

Hi, I've posted about the concept of out of state investing before, but just had my inspection and getting ready to close on a duplex in a month. the inspector was very thorough and said this was a good buy considering the price and the condition of the property and not having to do much work. 

Take action, you may fail, but you failed forward and you're now ready to get back up and take more massive action.

It's not rehab, it's a well maintained property with a new 3 garage from 2015, manufactured home on slab, not requiring any repairs it's fully move in ready, owner occupied. 11 acres, nice rural area. 3 bed 2 bath taxes around $2k/yr.
