This is a tough one, I haven't had a lot of success paying people to drive for leads.If you pay per hour, that won't reward profitable activity ( deal making).If you pay by lead or by successful deal, it will require skill & a lot of patience to keep someone long enough to cultivate profitable leads.

Although I recently spent a day cleaning up a year and a half worth of big dog poop mixed with cigarette butts in a backyard, at this point in my career my time is better spent coordinating workers and making the big money decisions.

Most commercial deals are sold by the listing broker.. if its then out to the brokerage community its not a great deal or its a tough to sell prop.But yes these are all reasonable.. no one wants to waste their time with tire kickers.. and you certainly do not want to either.only thing I would questions is the on going cap Ex etc.. unless buyer is looking for some seller finance then that would be expected... this is not the world of phoney wholesalers who have no money trying to flip houses..

In last couple of year, I have close over 100 deals and majority of them in Hammond so I know the Hammond market well.I agree with @Jim Carson that Hammond is tough with code enforcement but honestly I prefer it that way.

Everyone that specializes in the Jacksonville market knows how tough finding good deals has been in recent months.But Christmas 🎄 has come early for me.I thought I was dreaming at first when I found this Riverside 3/2 SFH listed on Zillow for 75k.
