Many builders "and SMART investors" form "Builder/Investor Buying Groups" where they share subcontractors and suppliers to increase their collective purchasing power and CLOUT when it comes to having their jobs done when they want them.If I just had one kitchen sink to replace, the plumber may "get to me when he can", but if my team and I can keep a few of his crews busy month after month after month, I can pretty much count on him replacing that sink for me anytime I need it.And Remember, Economies of Scale applies not only to purchasing power, but KNOWLEDGE too!  
Brian K. bathroom from hell

so I hired contractor  to remodel bathroom and he contracted it out to another contractor  who's cotracts bad contractors to to work.I had to have them gut the bathroom again  and do it again.it still wasn't done properly due to they put up drywall and they didn't even prime walls  so paint comes off,the tile is 2 diffrent colors when supposed to be all white,the drain pipe is not to code and looks like cap so I had to fire them.now he wants to be paid in full and said if don't will put lien on house .I don't feel that they completed the job correctly. there wasn't sign contract with this contractor .I would be willing to pay for one set of materials  but nothing  more since I have to find another  contractor  to do it correct .what are my options ?

I wouldn't go as far as SKUs, but I put a cap on my finish range, IE I would put exclusions like Tile floors limited to 3/sf or appliances limited to 700/appliance, anything above that, they would have to pay the difference, and at least 2 day notice.

I knew the comps would be tough since this was a 9 year old house, 14' ceilings, barrel tile, etc. in a neighborhood of 30-40 year old houses, 8' ceilings, etc., all 5-10 acres.
