Definitely use this and plug in your findings.I've never done a multi unit deal like this, but it sounds like you need to do some investigation, and yes, I would count on higher than normal expenses in a building of that age, unless it has been completely renovated.Good luck.Jeff

But that risk is minimized based on the what the investor knows has worked for them in the past (which neighborhoods, types\age\size of homes, etc) and from that, their experience-based criteria fills in the "potholes" on the road that will lead to what becomes a true and profitable deal to them.

For some reason we've developed this idea of "working out" because instead of staying in shape through subsistence farming like we have done historically, we live in a day in age where we now sit at our office jobs all day, drive the fast food lane to get food without taking a step outside our car, and then get home and decide we must go "work out" and lift weights to exercise the calories off.Sorry for my rant, and yes I think exercise is great for your mental state in a variety of ways.

Actual Cash Value is simply the value of the property after the physical materials have lost value due to their age (they have depreciated in value). 50 year old wood is worth less than 5 year old wood because it has 45 years less of useful life.
