If things ever do come to that, I suspect I'll just sell everything because I cannot imagine trying to maintain "green" systems in a rental - it's hard enough maintaining systems that have 40 or 50 years of proof behind them, much less think about keeping up with experimental things with a lot of moving parts.

I need to shop for a whole portfolio insurer, it's one of those "get a round tuit" things, because I suspect I could save some money there, but I do like being able to take care of things in 2 seconds with my agent.

Rents are extremely high I suspect it's because homes have been purchased by large, wall street companies who don't seem to mind that they stay vacant for awhile.

I suspect less than 5% reality is very different then the infomercials or seminars.It's possible but not easy, I would spend all my time to focus on doing a deal before setting up an entity you may decide against.After you do a few deals and have assetts that need protected, find a good accountant or real estate attorney, and see what may be the best for you.The best to you in your real estate adventure.

@Bill Gulley  NMLS as you know is just the federal registration.. one needs a state license to get a NMLS registration.. so in my case I am state licensed in Oregon .. plus I took the UTS test a couple years ago which allows me to get licensed in virtually every state by only taking the state module.. and not having to do the whole federal module. it also goes to the collateral and the note itself.. as we know many of these notes are exempt as they are commercial purpose.. but so many of what we see in the secondary note business is owner carry back owner occ.. and those notes are as you stated highly regulated.. and I suspect most gloss over the licensing requirements..

You might also note which ones are origination and which are some form of retargetting within your funnel, but I suspect you already plan to show that.

My guess is I'll have to use core CPI and add back in food (best I could find was https://www.usinflationcalcula... though I find the number in the 12-month graph at the top really suspect) and energy from regional Fed or BLS data, but thought I'd check with the brain trust to see if there's a better option.
