hello everyone, im a newbie wholesaler looking to put a team together so i can be prepared when i get my first prolerty under contract.

@Rob Sasser Check out @Daniel Hyman - runs a virtual real estate focused firm, but I think he has member of his team in NC.

We have a team of virtual assistants that are trained to setup and manage short term rentals.

A lot of time we only get basic collateral and no supporting docs from when they did pay, so FCI Exchange really has made it difficult to sell NPN notes w/o any pay history.

I am overwhelmed with all support I've received in the past few days and have made some awesome connections.

I'm new and afraid to buy someone else's problem property by mistake-Trying to figure out: Do I invest in a small 2-4 plex now, maybe in Sacramento and save the rest of my money or do I think about investing trying to build a team (PM, GC, Broker, etc) in Bakers Field, or even out of state. 

Only it should be easier (and maybe faster) because you now have experience and a team (initial team at least) in-place with broker, title company, inspector, prop manager, etc. 

Am thinking of teaming with someone to build a spec home on piece of property and sell it (or maybe rent it). 

Gardens, greenhouses, chickens, goats, and a commercial kitchen or room to build a kitchen that could support a food truck or catering company.
