For the GSE loans on forbearance, most of these borrower's terms will be restructured or at least offered, which will inevitably kick the can down the road for those who truly cannot or will not resume payments.

Personally I am a buy and hold operator, so I'd be inclined to add it to my portfolio and allow the cash it generates finance another deal down the road.

What was interesting to my husband and I was not really the "education" piece per say, but they talked about having access to:1) preferred lenders who lend at rates of 1-3% vs. the hard money lenders at 10%+. 2) Supposed teams of contractors & other investors3) a group who analyzes your deal before purchase - submitted on a "road map" in the software they provide you4) they also said if you do your 1st deal in 90 days and do a testimonial, you get a full refund.
