Interest rates have been crushing, or at least compressing deals for them just like interest rates have been causing trouble for small investors like you and me.

They really do stand out in a neighborhood plus I doubt you could get permits to build in a established area.Much easy to build on a larger plot of land in the boonies, which is where I see most of these.In the end, once you get them looking nice, you could have done a stick built house or even a log cabin if you can harvest materials on your land for about the same or less.

Does anyone have any leads on agents or other companies I could try? 

I am looking to invest in a rental property in SC it could be commercial or residential.

We've all heard of FHA and VA loans but I'm not well versed in the different types of loan programs that may be offered in California or other states.

My realtor suggested offering it amortized over 30 years with a 15 year balloon, as that what she sees her other investors doing: focus on the cash flow, then when the 15 years is up, do a cash out refi, exchange, or sell to move into something bigger or better.

My main criteria is purchasing below market value, with a 12% or better ROI.  

Also, in the rental agreement, it says:"HOLD HARMLESS AND INDEMNITY: OWNER of rental property shall not be liable forany damages and/or injury to TENANT and/or their guest(s), or their personal propertydue to TENANT’S acts, actions or neglect.
