From what Ii understand brokers pass deals along to past client they know can close a deal and when it hits the market its almost like a graveyard...I think for myself I'd be better off closing a deal with a mom-n-pop type owner and hopefully seller-finance an older property with some value-add to force appreciation.I appreciate your response, do you have any feedback on this?

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.Anything helps!

I'm aware of a couple off-market deals that I've dug up for other investors, and I know a local investor that owns over a hundred of units that he'd consider selling, all the way from bare land, to single families, to multi-units including several apartment buildings.

I've also had realtors at showings ask people to take their shoes off (which is the norm for me) and I've had some that tell me to leave my shoes on (which I won't do).

The issue here is that with investment rates as they are, I'd have to put more down (25% vs 20%) and then I'd be left with a long road to rebuild or repay that downpayment before I could repeat.

At the time, I was able to work with an insurance agent to get a specialized policy for vacant homes (I was rehabbing it) for a premium of $1,975.Late March, I received a renewal with the premium $2,827, for a vacant home (now tenant occupied).
