Learn how to manage money now, learn how to evaluate purchases, learn how to leverage to complete complex transactions....Debt isn't bad nor is it good, but it's a tool.

The gc does get stuck strapping on tools in a pinch though so it's nice to be able to do it if need be.

It's free and so far it has been an effective tool that has helped me purchase and assign homes in the markets I work within.

There are also tools to measure the volatility of investments such that the best risk-adjusted investments can be measured using historical data as part of an overall portfolio.  

I am looking for a tool where you can enter your search criteria, which will then compile a list of properties, owners' addresses, etc.  -- preferably a free or pay-as-you-go option, versus a subscription service.

My question - Does anyone know of a solution, tool or part, that will stop the toilet if a leak is detected (assume that no one is home when these issues occur)?

Most of the lenders really don't make much money on the bridge deal in this scenario as they are using it as a tool to drive agency production. 

In addition to mentors, ACRE and REIA in Pittsburgh are great networking tools.

So, being an investor in the area as well, I do believe we have already missed the perfect timing to get into Chelsea unless you are looking into a larger apartment complex / commercial units, which is totally out of my ball game for now at least.I also see a lot of positives as Boston continues to see major deficits in the apartments needed and Chelsea has seen a lot of investments lately: FBI HQ, major hotel chains opening up, faster and inexpensive Tobin Bridge tools, etc.Best of luck on your search and please keep us in the loop for whatever you decide/find.Flavio Zanetti
