And much easier to run a gas line to the second floor than duct runs.Another benefit to these units is that they are super easy to work on (not many parts), so that could save you a call to an HVAC technician.All my rentals are single floor, and these work terrific for anything less than 900 square feet.

If I have 3 applicants that have similar work history, clean backgrounds, and similar credit score, then is it okay to choose an older single person over a younger couple.I should state that the most recent tenant I did a terrible job of choosing and after just a year we threw the carpets out and filled two dumpsters with house and yard trash.

But if you're just starting out and you don't have that, my recommendation would be to stay local.You will find it difficult to find a single family home in Rhode Island within the 80-120k range, unless you are willing to live in a very tough area and/or buy a house that needs a lot of work.
