I have enough experience to do all the remodel, I’m just lacking funding.I need some help either setting up a plan for being able to make my first real estate investment, looking into angel investors or which lenders will help me get around this.I’m in Seattle and looking to meet people work on plans and possibly find a real estate mentor to help walk me through and get me started on the right foot.I have my AA, drafting experience, accounting experience and also obtaining my real estate license.I would greatly appreciate any comments or things to think about, even templates for budgeting.Thank you!

It is zoned to allow for a higher density so I don't need to change that, I'm simply looking to divide one lot to three.In Lancaster County, SC all you have to do is have it resurveyed and file the new plat with the county, but I am imagining Mecklenburg will not be that simple.

If you are wholesaling and you're broker is cool with it, just make sure your process is transparent...a lot of brokers are not investors and they simply don't understand your perspective of using creativity to solve problems and earn a buck.
