We have had a few investors with them since 2009 and they pay a steady 8% per year - your capital would be cross colleteralized against all their real estate assets, which is safer than just against one property like other funds. 

Not an email blast shopping for a buyer.If its been on the MLS for a while don't forget the MLS is retail prices.

Their notes are not necessarily safer for you than the notes that you would originate yourself.

This gives them time to do some comparison shopping and make an informed decision.  

Generally these management companies can put you in touch with property owners they know to be "shopping" assets.These businesses also interface between owners looking to develop new properties and VC or other private capital.

So probably best to just get your site work arranged, get your own plans and shop around to different factories...

It depends on what you're getting, and I still shop to keep them honest, but they come through in the end.
