If we decide to make an offer, is it possible to either 1.) make the sellers put the full price of repairs in escrow (even though the other unit holders will benefit from the improvement); or 2.) make the offer contingent upon the condo association putting a certain dollar amount in escrow to handle the repairs; or 3.) do a combination of 1 and 2 saying that if all of the owners don't put a certain dollar amount in escrow by a certain date then the sellers pay the full amount of forfeit the deal?

I prefer to purchase in the fall...deals are a little hard to find in the summer...people are moving, changing schools etc....hard to find motivated sellers.

There is sufficient equity at the numbers you shared to do so.When the owner of record (with the tax lien) sells the property, the tax lien will be satisfied from the proceeds of the sale from escrow, prior to the seller receiving any of the sale proceeds.

The 2% rule doesn't take into account any expenses you have and the demand for your area, so certain areas of the country will have different returns and it wouldn't be prudent to apply a rule everywhere.

I do think it is very important to disclose that I am a Realtor and provide the seller with the option to sell the home traditionally or possibly get from under the property quick with a possible "cash" buyer.

So I'll be marketing as a FSBO on free outlets such as Craisglist and Zillow to save and gain a larger profit.Tell me if I have this right: After I get a buyer, I have the new buyer sign an "assignment of agreement to sell real estate" which state that the new buyer will give the seller the amount that I agreed to pay then and the remainder (listing price - my buying price from seller) would come to me.

See if the owner will carry the difference for 12 months while you get your new job under your belt and you can refinance the seller carry and pay them the balance then.
