You create a note, a deed of trust, and a handful of other documents that protect you as a secured lender.

I'm having trouble locating an escrow account for their security deposits with .09% interest. 

The majority of my rentals are a stones throw away from ASU's Tempe campus, and I've been running that business model for the past 14 years. 

I'm just trying to be creative, as I really want to secure this property, but am having difficulty with lenders at the present time.

Can someone recommend a security camera that requires no WiFi?

Make your property hard to rob and the tenants feel safe by adding in physical security deterrence, lights, fence, ADT sign, a caution sign for a dog, cameras, etc.Hope that helps, good luck!

The part I like is the security of having 30 year fixed rate loans at ~5%. 

Here is my challenge to you, take the safe goals that make you feel comfortable and throw them in the garbage never look at them again.
