Tenant won't leave for mold remediation

Found water in the crawlspace that had resulted in mold that now needs remediation. 2 units need to vacate for 4 days during the remediation per the remediation company (to avoid cross contamination, vapors, and so they can air scrub the 2 lower units).

If it were mine, for a rental,I would caulk it, putty knife smooth, and put a border of red crushed granite around the patio, with pavers in it.Draw the eye somewhere else, because if you paint it, you will have to repaint it.And in the desert sun, I always wonder how long paint will last.The pic below has tan rocks, which is another option.( would choose the crushed granite over the rocks on a rental because kids throw rocks, and they will get under the mower and cause Gardner complaints.)Good Luck!

FAR more than cash flow could have done by probably 20X or more.I found Charleston SC 5 years ago now.. first houses I bought were scary it was old old falling down no one wanted to live there.last house I sold last month sold for 650k .. first house I remodeled and sold there 5 years ago with 260k.. so on and so forth.. now we have pioneered it and others are in the market as well building and regentrify and its rock star territory.. 5 years ago no one wanted it.. it was the hood .. :) Same with neighorhoods in Indy right now.. big money being made on value add.. far more than cash flow.

Also, I was beaten by cash offers on 3 homes in dallas so far.b) I found new construction to be far away from city center in little Rock , AR and so not sure if rental demand. c) I think oklahoma city is georgraphically risky for me.
