This particular property did meet the reserve on one auction when a bidder ran it up to what I considered a ridiculous number.

The illegal part the agent must have referred to is a different case, whereby (in days gone by) an agent finds a property at a ridiculously low price, finds a buyer and double escrows the property for a profit, because unbeknownst to the seller, their property is worth much more than they had it listed for.

It is absolutely RIDICULOUS that Florida ended up with a 2 seed...what a freaking joke!

I know 5% interest is ridiculously low for an owner financed deal, BUT these sellers are so clueless I'm not sure that they know that.

Account ClosedAbsolutely not because there are many things you can prep over the course of 2-3 months to make your direct mail super successful and in the meantime since you are pulling down good money, if you budget and practice frugality you can easily fund a huge direct mail campaign without paying ridiculous interest rates on your credit card.
