Hot rental market.Thanks for your feedback, Anthony.The commercial lender (a local bank) is willing to offer a loan with 20% down and up to 5-year balloon amortized for 20 years with a 4.65% interest.He seems to believe the properties I am interested in have enough revenue to support this.Thanks for your help!

According to the listing, gross annual income is 141k. 141k-120k = 21k gross annual revenue. 21k gross annual revenue for 480k down is about 4.3% cash on cash.
