Usually the seller is aware of the deficiencies, is unwilling to make these changes prior to the sale and will restrict a sale to "cash only".

While weed did get legalized, and, yes, there are stores all over the place (the Denver Post has a map, if you're curious), several state legislators were recalled over their actions to restrict gun ownership.

My city has severely restricted MH permits lately, and in most cases, even if a MH is already on the lot they will not allow the owner to replace it with a newer model, even if it's going on a permanent foundation.

That is a lot to unwind and very time intensive from  a mortgage broker or a commercial real estate brokers perspective.First you have to check if there are any deed restrictions, trusts set up, etc. to where she just gets a payment each month.

This is fairly common where HOA does not allow renting a condo during the first year of ownership.I usually just move on.However there is a property with such a restriction, but the current owner has been there a while and has been renting, the property is for sale but there is an existing tenant and the lease does not run out for another 8 months.
