I'd rather have great tenants at a slightly lower rate then take a risk on folks that don't mind paying maximum rent but I have to keep being stressed about. 

Is it possible to get $2000 rent on a $350k property?

Current negotiation from LL Commercial lease Monthly Rent $6000 Security Deposit will be $7000 (based on last month rent of the lease term)Six Month Build Out Period - June 1 to Dec 31, 2024 Lease to start January 1, 2025. 5 year term During the build out period the tenant would pay $3000 per month rent (June 1 to December 31, 2024)The balance of $18,000 from the build out period would be paid back over 12 months at $1500 per month on a separate agreement.

I set the rent amount for each length of lease and the PM does everything else. 

I want a better idea of what is going on and it seems handy to have.Does anyone out there have a sewer scope that they are happy they purchased vs rented?

Barrier to entry is better than much of CA, rents are high, inventory is low, jobs market is solid.

The tenets are paying off the remaining mortgage via rent payments.

@Nicholas D'Andrea I am not too familiar with the Point Breeze market but it appears the home you are trying to rent, 2232 Manton Street is a 1,060 SF 3 Bed 2 Bath home & is on the market for $2,900.

You can still rent well without a pool.  5-10 min drive from the beach? 

It has since been rented and I'm just about to sign a new tenant at 1250/month.
