The truth of the matter is when you are wholesaling there are a few things you need to consider,1.) each buyers repair estimate is going to be different 2.) some buyers are just going to get the property livable instead of fully remodeling it 3.)

I just uploaded a Youtube video on how I used the BRRRR method to remodel a duplex in Oklahoma City.

Most of my experience was in residential remodeling. 

This one is 3 bed 1 bath 1500 square feet for $95,000 estimated $15,000 in structural repairs (crack in basement wall) $25,000 to remodel upstairs.

Also, I would love to hear from builders how they transitioned from remodeling to spec homes or development if they have had that experience.

Most AR appraisers are going to give value per foot.. its what drives the new construction markets here and continues so in the remodel and sale markets.
