Martin I think it needs to reflect your laid back style....the ones you have seem standard for the RE industry.  

It also follows that a finding that a property is not occupied in good faith reflects a form of occupancy, which is not outright abandonment but is more of a pretense than reality

You should carefully read all agreements to make sure they accurately reflect your understanding.

Most landords (yes, even on commercial properties) don't have accurate records and even if they do, the records only reflect what they've done with the property, not what I'm going to do with it.

The steel siding underneath is very shiny almost like galvanized metal but maybe even more reflection. 

With regular annual inspections including scheduled spraying for prevention of insects/bed bugs as a former employee of a broker and as a tenant my observation shows 10 years is about the maximum.Personally, in my opinion carpet is highly unhygienic, attracts odors and has a short life compared to hard surfaced floors and it amazes me that it has taken so many years for the trend to switch reflected in more apartment complexes featuring hardwood (I'm in Reno, NV where there has been a surge of bed bugs so this may be a big part of the switch-regular preventive fumigation in addition to that for prior to move-ins and outs is common too.)

This deal was also considered somewhat under-performing which is why it was even sold so early, and so doesn't necessarily (hopefully) reflect the rest of my portfolio.
