When was the last time you sealed the pavers?

at 7 deals falling apart I think you have to face you have a flawed model and/or are off base about what constitutes a real problem. 

We both have fulltime jobs, but we would like to replace those and work in the real estate business.

I’ve always wanted to get into the world of real estate, however i’ve never dipped one toe into buying and renting out homes.

I have not seen any vacant land loans over like 60-65% LTV in a long time unless you are wrapping development into the loan.

Have you used a bridge loan in your real estate endeavors?

@Sharon Patterson, any rehab is a "project" and basic project management principles state that there are 3 key interrelated aspects to all projects: time, scope, and cost.
