I would say that the best scenario would be to buy something that is already built out and permitted with some type of ADU or mother-in-law.

I thought the same thing until I realized that NNN won't have the same appreciation that multifamily does since the rental rates won't compound the same unless there are annual rent increases built in instead of 5 year increases!
