Vegas was supposed to be a transfer, to continue my income, improve cost of living, and be a 5-year transitional period until REI became solid enough to move to another more desirable city, where my wife's nursing degree could support, and I could transition out of the service industry and focus purely on investments.

What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

I will have had them for over 2 years at that point and already gotten all of my initial investment back in rents so 100% of the value of the properties is pure gravy and im gonna use 100% of the sale as my downpayment.
