Unless you have a fully and completely trusted GC, you need to monitor the work progress and quality, etc, on a regular basis.

Also, I would be interested to read about any progress that you have had in the 7 months since posting this.

I am going to try and keep this post active with maybe weekly updates of progress and answering any and all questions.

Probably what it boils down to is supply and demand and then to unpack that jobs, schools, amenities, weather, incomes, land limitations, future migration, path of progress, transportation, crime, demo growth etc.

I've been hunting around the various gov websites, trying to piece this all together, and have made little progress.

Depending on that cost, your cash flow might be low initially but your rent rates will grow as time progresses increasing your cash flow.
